Kuta & Mandalika
Kuta is the south coast's main town, with the most restaurants, cafés, surf schools and coworking spaces. Next to it, the government-backed Mandalika zone has international hotels and the street circuit that hosts MotoGP.
It has the deepest rental market and the widest range of property, but also the highest prices and the most competition between rental villas. Event weekends bring traffic and noise near the circuit. Read the Kuta & Mandalika guide.
Selong Belanak
West of Kuta, Selong Belanak is one of Lombok's best-known bays: a long curve of soft white sand and gentle waves, ideal for learning to surf. Boutique resorts, beach clubs and private villas sit on the hills behind.
It's one of the south coast's premium addresses, and land with a view is expensive by Lombok standards. Services are thinner than in Kuta, which is half an hour or more away. Read the Selong Belanak guide.
Tampah
Tampah sits between Mawun and Selong Belanak: a quiet surf beach with few buildings, and green hills rising behind it with long sea views. Selong Belanak is around 17 minutes away, and Kuta around half an hour.
Sea-view land is easier to find, and generally better value, than around Selong Belanak or Kuta. The trade-offs are few services, more seasonal rental demand, and roads and utilities that need checking plot by plot. Read the Tampah guide.
Gerupuk
Gerupuk is a fishing village on a deep, sheltered bay a short drive east of Kuta, past Tanjung Aan. Wooden boats take surfers out to the breaks, from the beginner-friendly Inside to the more exposed Outside.
You get Kuta's services within about 15 minutes, and the bay draws surfers all year. But it's a working village: the waterfront isn't for swimming, the inside break gets crowded, and being next to Mandalika has pushed up asking prices for land. Read the Gerupuk guide.
Ekas Bay
Ekas is a big, quiet bay on the south-east peninsula, partly in East Lombok and partly in Central Lombok. It has powerful surf, large clifftop plots and lower land prices, and very little else.
It's the most remote area on this site. Shops and medical care are a long way off, utilities vary from plot to plot, and rental demand is much thinner than around Kuta. Read the Ekas Bay guide.
How to choose
Start with how you'll use the property, not with the view.
- Mainly an investment: Kuta has the most consistent demand. Selong Belanak has strong holiday appeal at a higher price. Further out, rentals depend more on design, photos and management.
- A holiday home you'll use: Selong Belanak or Tampah, for beaches and quiet, with Kuta close enough for dinner.
- Living here part or all of the year: Kuta or Gerupuk, for shops, schools and clinics nearby. Read living in Lombok for the practical side.
- Surf first: Gerupuk for variety and access, Ekas for empty, powerful waves.
- Space and a long horizon: Tampah or Ekas, where you're buying earlier in the area's development.
Wherever you look, the same checks apply: legal road access all year, zoning, water and power, and the usual off-plan checklist. Visit in the wet season if you can, when access roads show their worst.

Common questions
Which part of South Lombok is best for buying property?
It depends on what you want. Kuta has the most services and the deepest rental market. Selong Belanak has the classic bay. Tampah and Gerupuk offer views and surf at an earlier stage. Ekas suits patient buyers who want space.
Which South Lombok area is closest to the airport?
Kuta, at around half an hour. Gerupuk is about 15 minutes beyond Kuta. Tampah and Selong Belanak are roughly an hour away, and Ekas an hour or more.
Where is property cheapest in South Lombok?
Generally the further you are from Kuta and the less developed the area, the lower the price. Land around Ekas is usually cheapest, and Tampah is often better value than Selong Belanak for a sea view. Prices vary a lot with the view, access and title.
Is South Lombok good for families?
Selong Belanak has one of the calmest, most swimmable beaches, and Kuta has the most services and a school nearby. The quieter areas mean longer drives to shops, schools and medical care. See living in Lombok.
