The area
Gerupuk sits on a deep, sheltered bay a short drive east of Kuta Lombok, past Tanjung Aan. The village lives from fishing and from the lobster and seaweed farms in the bay. Wooden boats take surfers out to the breaks each morning.
Most visitors still stay in Kuta and come out for the day. That's slowly changing, as guesthouses, surf camps and a few villas appear on the hills around the bay.
Surf and beaches
Gerupuk is best known for its surf, and the breaks are reached by local boat from the village:
- Inside: the most popular wave in the bay, and a favourite with surf schools and beginners. It gets crowded.
- Outside: a more exposed reef break at the mouth of the bay, for intermediate and experienced surfers. It picks up more swell than the inside breaks.
- Don Don and Kid's Point: breaks that only start working on bigger swells.
For swimming and sand, Tanjung Aan and Seger are a few minutes back towards Kuta.
Why buyers are looking at Gerupuk
- Close to Kuta: you get Kuta's restaurants, shops and services within about 15 minutes, without living in the middle of it.
- Close to Mandalika: the government-backed Mandalika tourism zone and its circuit are next door. That brings visitors and investment, but also traffic on event weekends.
- Surf demand: the bay draws surfers all year, which suits rental villas, guesthouses and surf stays.
- Views: the hills around the bay look over the water and the headlands.
The trade-offs
Gerupuk is a real village, not a resort. The waterfront is working space for boats and fish farms, so the beaches by the village aren't for swimming or lounging. Surf crowds at the inside break can be heavy.
Being next to Mandalika has pushed up asking prices for land. They vary a lot with the view, the slope and how good the access road is. Compare several plots, and ask your notary what recent sales nearby actually went for, not just what's being asked.
Who it suits
- Surfers who want to be out on the water every morning
- Buyers who want Kuta's services nearby but a quieter base
- Investors looking at surf-focused rentals or small guesthouses
What to check
- Whether the plot is inside, next to or outside the Mandalika special economic zone. The rules and the land authority can differ.
- Zoning in the regional spatial plan, and whether a tourism business licence is possible on that land
- Legal road access, the state of the access road in the wet season, and slope or erosion on hillside plots
- Any setback rules if the land is near the shoreline
- Water and electricity connections
- The usual due diligence from the off-plan checklist
