The area
Tampah sits on the south coast between Mawun and Selong Belanak. The beach is known among surfers for its break, but it is far quieter than its neighbours, with few buildings and long views along the coast. Behind it, the hills of Tampah rise in green and gold terraces with sweeping views of the sea.
It is a place for people who want space and quiet but still want to be close to the south coast's best beaches. Selong Belanak is around 17 minutes away, Kuta around half an hour, and the airport a little under an hour.
Why buyers are looking at Tampah
- Views: elevated land with sea views is easier to find, and generally better value, than around Selong Belanak or Kuta.
- Surf and beaches: Tampah's own beach, plus Selong Belanak, Mawun and Mawi within a short drive.
- Earlier stage: new projects are arriving, but the area is still early in its development.
- Established neighbours: boutique resorts such as Selong Selo nearby have helped prove the area's appeal to guests.
The trade-offs
Services are thin: for supermarkets, restaurants and medical care you will drive to Kuta or further. Rental demand is more seasonal than in Kuta, and villas rely on strong design, photos and management to stand out. Roads and utilities should be checked carefully for each plot.
What to check
- Legal road access and the condition of the access road in the wet season
- Zoning: some land around Tampah is in a tourism zone; confirm for any specific plot
- Water and electricity connections
- The usual due diligence from the off-plan checklist
