Why buyers are looking at Lombok
Many of Bali's most popular areas have become crowded, expensive and heavily built up. Traffic, rising land prices and growing scrutiny of new development have pushed buyers to look further afield.
South Lombok offers what drew people to Bali in the first place: world-class surf, empty bays, green hills and space. The Mandalika area near Kuta now has an international racing circuit, new hotels and better roads, and Lombok International Airport sits within an hour of most of the south coast.
Where Bali still wins
Bali's rental market is bigger and less seasonal, with demand from a wider mix of travellers year-round. Services are deeper: international hospitals, schools, restaurants and contractors. And resale is easier, simply because there are more buyers.
If you need high occupancy from day one, or expect to sell within a few years, Bali's maturity is worth paying for.
Where Lombok wins
- Value: more villa, land or view for the money.
- Space and calm: the reason many people visit, and the reason guests book.
- Earlier in the cycle: buyers who believe in the island's growth are buying before it fully arrives.
- Distinctive product: a design-led villa stands out more in a less crowded market.
The risks to weigh
Being earlier in the cycle cuts both ways. Rental demand is more seasonal, developer quality varies widely, and selling can take longer. Due diligence matters more, not less. Use the off-plan checklist and the rental income guide before committing.
Who Lombok suits
Lombok tends to suit buyers with a longer horizon: people who want a holiday home they'll actually use, combined with rental income in the busy months, and who value space and quiet over convenience. If that sounds like you, start with the area guides to find the part of the south coast that fits.
