The area
Ekas Bay cuts deep into the south coast at the eastern end of the island. Ekas village, on the peninsula along the bay's eastern shore, is in East Lombok, in the Jerowaru district. The villages on the western shore, around Awang, are in Central Lombok, the same regency as Kuta.
The peninsula is dry, rugged and lightly populated, with fishing villages, seaweed farms and a handful of small surf lodges and villas on the cliffs. It feels further from the rest of Lombok than the map suggests.
Getting there
By road, Ekas is a long drive round the bay from Kuta, and allow an hour or more from the airport. The last stretch can be rough and partly unsealed, so a scooter can be easier than a car in places. Many surfers take a boat across the bay from Awang instead.
Surf and beaches
- Inside Ekas: a friendlier wave, breaking left and right, good for improving surfers
- Outside Ekas: a powerful right-hand reef break at the mouth of the bay, for experienced surfers, best from mid to high tide
The distance keeps the crowds down. Beyond the bay, the peninsula has empty headlands and pink-tinged beaches, best explored by boat.
Why buyers are looking at Ekas
- Space and views: large clifftop and hillside plots with uninterrupted views of the bay and the open ocean
- Lower entry prices: land is generally cheaper than around Kuta and Selong Belanak, because it's further out and less developed
- Surf and retreats: a fit for surf lodges, wellness retreats and buyers who want privacy more than nightlife
- Public investment: in 2026 the government began building a seaweed research centre at Ekas Bay. It isn't tourism, but it does bring attention and infrastructure to the area.
The trade-offs
This is the most remote area covered on this site. Shops, restaurants and medical care are a long way off, and the nearest hospital is a serious drive. Roads, water and electricity vary from plot to plot, and some sites need wells, solar or a long cable run.
Rental demand is much thinner than around Kuta. A villa here usually depends on surf and retreat guests who come specifically for Ekas, so it needs strong marketing and good management. Treat any rental projection with extra care, and read how to test rental projections first.
Who it suits
- Experienced surfers who want empty waves near home
- Retreat, wellness or eco-lodge projects that need space and quiet
- Patient buyers who are comfortable holding land early, before the area develops
What to check
- Which regency the land is in, East or Central Lombok. Permits, zoning and the land office differ.
- Zoning in the regional spatial plan, and whether a tourism business licence is possible on that land
- Legal road access all year, not just a track across a neighbour's field
- Water source and quality, and the cost of bringing in electricity
- Cliff stability and any setback rules on coastal plots
- The usual due diligence from the off-plan checklist
